What Is San Antonio’s Official Property Tax Rate in 2024

The piece everybody quotes first is the city rate, and it’s the smallest slice of what you owe. I’ve pulled this exact number for clients before. The City of San Antonio holds its property tax rate at $0.54159 per $100 of taxable valuation. That splits into a maintenance and operations portion of $0.33009 and a debt service portion of $0.21150. Fifty four cents per hundred dollars. On paper that sounds gentle.

Then the rest arrives.

Six county-wide entities charge a combined $1.285274 per $100 of taxable value. That’s the City of San Antonio, Bexar County, University Health, Alamo Colleges, the River Authority, and Road and Flood Control. Your school district lands on top of that, and it’s the heaviest line on the whole statement. Usually it’s what pushes your total bill higher than you expected. School district rates in Bexar County have run from $0.9572 in Alamo Heights ISD up to $1.2575 in Harlandale ISD, and a homeowner inside Northside ISD pays roughly $2.29 per $100 combined.

Bexar County itself has been remarkably disciplined about this. County officials balanced the FY 2025-26 adopted budget at a rate of $0.299999 per $100 valuation, unchanged from the prior year. Something else is worth watching if you own here. San Antonio has been weighing its first rate increase in 33 years to close a structural budget deficit. How Bexar County Calculates Your Property Tax Bill

Two different offices control your bill, and they don’t talk to each other much. The Bexar Appraisal District sets what your property is worth. Your taxing units set the rates. Neither one can be blamed for the other’s decision, which is why calling the tax office about a high appraisal gets you nowhere.

The math itself is simple. BCAD sets an appraised value as of January 1. Each taxing unit applies its rate to your value minus exemptions. The school homestead exemption comes off school value, and other units apply their own exemption rules. Every unit’s result gets summed into one bill.

Sellers often get tripped up because the appraisal side keeps moving even while rates sit still. BCAD revalues all properties annually, and for tax year 2025 residential values rose just over 2% while commercial values climbed 7.68%. A flat rate on a bigger number is still a bigger bill.

Location costs more than most people budget for. Crossing a school district boundary shifts your bill more than crossing the city line does. I’ve seen two houses on opposite sides of a street in Northwest San Antonio sit in different ISDs with different totals. For years I told sellers our rates were the problem. They aren’t, or not mostly. The rate is simply visible. It absorbs blame that belongs to structure.

Texas doesn’t have a state income tax. Schools, hospitals, community colleges, and flood control all get funded off real property instead. We layer more voter-approved entities over the same rooftops in San Antonio than a smaller Texas city carries. San Antonio’s median effective rate of 1.55% runs above the Texas median of 1.48%. That’s also 52% above the national median of 1.02%.

That gap sounds smaller than it feels.

Our institutions are the reason. University Health operates hospitals across the county, and it held its rate at $0.276235 while opening three new hospitals. Property taxes fund only about 15% of its budget of more than $3 billion. Alamo Colleges runs campuses from Palo Alto in the south to Northeast Lakeview, and both are taxing jurisdictions. Compare that to a county without a public hospital district and the difference isn’t mismanagement, it’s infrastructure. Our neighbors across the border in Mexico and out in the state’s rural counties simply don’t have it locally.

I’ll disagree with the usual complaint here. High effective rates on modest values still produce smaller absolute bills than lower rates on Austin prices. A percentage means nothing until you multiply it by a real number. San Antonio’s median home price sits near $290,000, well below Austin.

Does that make the bill easy to pay? No. It does mean the seller who tells me he’s fleeing to another Texas metro for tax relief is usually about to pay more, not less. I’ve had that conversation enough times to say it plainly.

Which Homestead Exemptions Lower Your San Antonio Tax Bill

“I’ve owned this house twenty years, the exemption’s already on there.” Maybe. I’ve seen enough statements to know it often isn’t, especially after a spouse dies, a property moves through probate, or an owner moves a rental back into primary residence status. These exemptions aren’t automatic. Each one takes a separate filing with the appraisal district, and buyers who miss the deadline pay unexempted rates until the following tax year.

The biggest break goes to the school portion. The state-mandated school district homestead exemption stands at $140,000 for the 2025 tax year. SB 4 raised it from a much lower amount, and voters approved it as Proposition 13 on November 4, 2025. Bexar Central Appraisal District confirms all homeowners may receive that exemption for school taxes.

San Antonio and Bexar County don’t stop at the state exemption, they add their own on top. The City of San Antonio grants 20% of appraised value with a $5,000 minimum, and Bexar County and University Health each grant 20% with the same minimum. Any Texas taxing unit can exempt up to 20 percent of a qualified homestead’s value. No matter the percentage adopted, a minimum dollar exemption still applies.

Older homeowners get more. Proposition 11 raised the over-65 and disabled additional exemption to $60,000, approved by roughly 77% of voters. Homeowners 65 and older also lock in a school district tax ceiling that freezes school taxes at the amount owed the year they first qualified.

Applications go to BCAD, not the tax office, and it doesn’t cost anything to file. The Bexar Central Appraisal District publishes the current exemption categories, and their staff will tell you which ones are already posted to your account. How to Protest Your Property Tax Appraisal in Bexar County

Skip the protest and you’ve agreed to that value for the whole year. Every rate on your statement gets applied to a number you never challenged, and there’s no do-over in December when the bill lands.

Winning pays off wider than you’d think. Lowering your assessed value reduces the base that every rate applies to, so a $20,000 reduction saves money across all six county entities plus your school district at once.

Timing is where protests die. Your deadline is May 15, or 30 days after the appraisal district mailed your Notice of Appraised Value, whichever comes later, under Texas Tax Code §41.44. If your notice went out before April 15, file by May 15. If it was mailed after April 15, you get a few weeks from that mailing date, so a notice dated May 1 runs your window to May 31. Don’t lean on a generic date. Read the deadline printed on your own notice. I double check it every time I’m buying houses in this state.

Missing it isn’t always fatal, but the backup routes are narrow. Under Tax Code §41.44(c-3), the Appraisal Review Board must accept a late protest filed before it approves the appraisal records, provided you show good cause. Good cause means something outside your control rather than forgetting. The ARB approves records around mid-July in most districts, so that window is short. When Are San Antonio Property Taxes Due and What Happens If You’re Late

A seller in Highland Park brought me a statement she’d been avoiding for eleven months. She thought she owed one year; she owed parts of two, plus charges she’d never seen itemized.

Your deadline is the end of January. January 31 is the last day to pay before taxes go delinquent, and penalties and interest start accruing February 1. Taxes imposed for the previous year generally become delinquent February 1 if the bill was mailed on time. When a bill goes out late, the delinquency date gets pushed back.

Weigh the escalation schedule harder than the start date. Penalty and interest charges begin accruing February 1 on the preceding year’s taxes. Penalty starts at 6% and rises 1% per month to a maximum of 12% on July 1. Taxes delinquent on or after February 3 but no later than May 1 also incur an additional penalty covering attorney collection costs under Sec. 33.07. A taxing unit may add an attorney collection penalty to taxes delinquent on or after June 1. That one hits on the first day of the first month beginning at least 21 days after the collector mails a notice of delinquency and penalty. Treat the penalty ceiling as a floor on what you’ll owe. Interest keeps accruing alongside it.

Two annual bills of $4,000 each, both sitting past July, aren’t $8,000 anymore. Add the maximum penalty and accrued interest on each one plus collection fees and you’re looking at real money. That’s exactly why a house with four years of arrears sometimes won’t appraise into a sale.

Options exist before it gets there. Payment plans can run up to 36 months and typically carry additional interest, and your county tax office can explain the terms and availability. Homeowners 65 and older or those with disabilities may also qualify for a deferral. That deferral postpones payment until the home is sold or transferred, with interest continuing to accrue.

Sometimes selling turns out to be the exit that leaves the least mess behind. Delinquent taxes get paid from your proceeds at closing, and a cash buyer who takes the property with the lien in place removes the clock entirely. Selling a house in Texas feels like it should carry a sales tax line. Buy a truck, pay tax. Buy a sofa, pay tax. Buy a four-bedroom in Stone Oak and the state collects nothing on the sale price itself, because Texas doesn’t impose a sales tax or a transfer tax on residential real estate.

Sales tax still touches your sale in two places, though. The contractor who replaces your HVAC charges it on materials, and so does the store where you buy paint, flooring, and the fixtures a buyer’s inspector talked you into.

The city’s own financial forecast lists San Antonio’s sales tax rate at 8.25%. That total is built from the 6.25% state base, 1.25% in city-specific tax, and 0% at the Bexar County level. Transit adds another 0.75% combined (MTA and ATD). It’s the statewide ceiling, and nearly every ZIP code inside Loop 410 hits it.

Do the arithmetic before you renovate to sell. Twenty thousand dollars in materials means roughly $1,650 in sales tax you’ll never recover in the sale price, and that’s before labor. I keep seeing owners spend forty grand chasing a twenty-five grand bump in value.

Sales tax collections also tell you something about local demand. Austin’s collections jumped 19%, Dallas rose 13%, and Houston climbed 8% during a recent reporting period. San Antonio trailed the state’s other largest cities in growth. Slower retail spending tends to show up in housing a few months later. Right now it shows up as time on market. As of August 2026, San Antonio’s median closed price was $304,450, homes averaged 79 days on market, and sellers netted 97.8 percent of list. Nobody’s collapsing. A house that took three weeks in 2022 takes most of a season now, and those are three more tax months you’re carrying.

Short-term rental owners near the River Walk, Hemisfair, and the Pearl run into this constantly. Every short term rental in Bexar County has to pay and report hotel occupancy tax monthly. Not annually. Monthly, whether or not anyone booked.

The rate stacks like everything else here. San Antonio’s city HOT rate is 9%, made up of a 7% general occupancy tax plus a smaller share for Convention Center expansion. The city also collects 1.75% for Bexar County. All of that sits on top of the 6% rate the State of Texas imposes and collects separately. Bexar County has levied a 1.75% hotel occupancy tax and a 5% motor vehicle rental tax since 1999 for voter-approved venue projects, including the arena now called the Frost Bank Center.

Late filers face their own penalty structure. Delinquent city HOT accrues a 5% penalty. An additional 5% penalty accrues on the first day of the third month following the reporting period, and the penalty is never less than $5.00. Beginning the second month following the reporting period, delinquent tax accrues interest on the first day of each month at 10% annually (0.833% monthly).
